REVIEW OF THE YEAR 2023

A year characterized by challenges and changes is drawing to a close. The real estate industry faced turbulence that proved to be a difficult touchstone for many established project developers. The insolvencies of well-known players illustrate the severity of the current market conditions. Nevertheless, in this challenging year, we made important decisions, pushed ahead with projects and achieved a number of milestones thanks to the commitment of our employees. Let's take a look back at the months and events that shaped PANDION in 2023.

JANUARY

In mid-January, we purchase a 4,800 square meter property in Berlin-Kreuzberg. We are making the property in Prinzessinnenstrasse available free of charge for numerous interim uses throughout the year before we realize a high-quality office project under the PANDION OFFICEHOME umbrella brand at this location by 2026. The first interim use is "Welcome to the jungle" by Gita Kurdpoor.

FEBRUARY

We are preparing for this year's international real estate trade fair "Mipim", where the most important players from the real estate industry will gather in Cannes in mid-March. Our management team is looking forward to the opportunity to consolidate its network, exchange views on important topics in person and make new contacts.

MARCH

The Transiträume Berlin association, which was co-founded by PANDION, wins the immobilienmanager Award 2023. The association is honored with the anniversary prize, which the publisher awarded once on the occasion of the 15th anniversary of the immobilienmanager Award by public voting. That's reason to celebrate!

We also took our 20th anniversary last year as an opportunity to take a fresh look at our projects through the eyes of renowned architectural photographer HGEsch Photography. The result is a series of beautiful photographs entitled "PANDION viewed by HGEsch", which can be seen at the Kaune Contemporary gallery in Cologne from the end of March to the end of April. We are celebrating the start of the exhibition with an exclusive vernissage.

April

And the winner is: Grüntuch Ernst! The Berlin architecture firm wins the competition for the future OFFICEHOME in Prinzessinnenstraße in Kreuzberg.

At the same time, preparations are underway for an interim use project in the center of Düsseldorf. Over the next two years, our existing building at Oststraße 34 will be the setting for an artistic and cultural interim use until a new OFFICEHOME building is developed. For the first time, we are working together with a permanent partner, the renowned asphalt Festival.

May

Together with the City of Cologne and other sponsors from the worlds of culture and business, we are supporting the new Gottfried Böhm Scholarship for post-Master's architects from all over the world. The scholarship is intended to give young graduates the opportunity to spend a year developing a creative and visionary urban planning project for Cologne and the region.

We are also launching the distribution of three new projects or project sections almost simultaneously. These are PANDION COSY in Cologne-Braunsfeld, another building in the PANDION ALBERTUSSEE project in Düsseldorf-Heerdt and the fourth construction phase of our extensive residential quarter PANDION MIDTOWN in Berlin-Friedrichshain.

June

We reach an important milestone in our OFFICEHOME Soul office project in Munich's Werksviertel district: we celebrate the topping-out ceremony with everyone involved in the project. Next year, the German Patent and Trade Mark Office (DPMA) will move into the building with over 44,000 square meters of gross floor space as a single tenant.

In Düsseldorf, we select the winning design for our OFFICEHOME in Oststraße. A high-quality office building with up to 850 flexibly divisible workstations will be built here according to the plans of HPP Architekten.

July

Things get sporty in Munich: a highly motivated team from our Munich branch takes part in Germany's largest company run, the B2Run, and reaches the finish line at the Olympic Stadium in high spirits.

A few days later, we sell around 6,700 square meters of land for our PANDION ALBERTUSSEE project to Sahle Wohnen. The long-established family company from Greven with decades of experience in publicly subsidized housing construction will build around 14,500 square meters of living space for publicly subsidized rental apartments and rent-controlled apartments in our Düsseldorf residential quarter.

August

Our service company is applying for the 2023 Property Management of the Year award, which is organized by the German Association of Property Managers (VDIV). This year, they are looking for property managers who have used the WEG reform to realign their company and position it for the future.

A little spoiler back in August: our service company was awarded 2nd place at the awards ceremony in October for its innovative business orientation and pioneering digital work. 1st place went to ECOWO from Gelsenkirchen (Vonovia Group) and 3rd place to Mönig Immobilienmanagement GmbH from Böblingen.




September

A new chapter in the development of our Supervisory Board: After a very successful term in office, Joachim Plesser steps down as Chairman of the Supervisory Board after twelve years for reasons of age. His successor with immediate effect is Stefan Ermisch, a long-standing board member of major German and European banks and senior advisor in finance. In addition, we are expanding the Board to include the experienced investment banker and capital market expert Tina Kleingarn, who is taking over the position of Deputy Chairwoman of the Supervisory Board.

We take advantage of the good weather in September to have our first residential project in the Stuttgart region photographed. Our PANDION LEON with 145 units was designed by Hascher Jehle Architekten and is really something to behold!

October

We are strengthening our strategic corporate management: with immediate effect, Klaus Küppers takes on the dual role of Managing Director of PANDION Real Estate GmbH and Branch Manager NRW.

At the beginning of the month, the real estate industry meets at EXPO REAL in Munich. We will also be represented at four exhibition stands. As one of the main sponsors, we are once again supporting the cycle tour organized by Immosport e.V. to the trade fair. Some of our employees also took up the challenge of cycling the route from Prague to Munich - with success.

November

The next architectural competition takes place in Cologne: This time for our property acquired in 2022 in Altenberger Strasse, in the immediate vicinity of Cologne Central Station, which offers an excellent view of the cathedral. ASTOC Architects and Planners unanimously won over the jury with its design for the building with around 11,000 square meters, which will offer up to 600 state-of-the-art workspaces under our PANDION OFFICEHOME umbrella brand from 2028.

We can also look back on another very successful interim use in Prinzessinnenstrasse, which took place in October: Crossed Lines by Montero Art Gallery and ART Kreuzberg e.V.
